Finding buyers and lenders

Last updated 2026-10-16

Instead of digging through notes to remember who buys cash deals under $200K in Polk County, Find buyers and Find lenders search every buy box and lending box your team has recorded and rank the results, with the reasons each one matched.

From the Contact Hub

On the Contact Hub, select Find matches in the top right, then choose Find buyers or Find lenders. A dialog opens with a criteria form on the left — state, metro, county, zip, city, property type, and (for buyers) price, strategy, funding type, bed/bath/sqft/year-built minimums and close speed; for lenders, loan amount, loan type, newbie-friendly and creative-financing toggles, and close speed. Fill in whatever you know — results update as you type, with a short pause after you stop.

An Include inactive toggle brings back buy/lending boxes marked inactive, which are hidden by default.

From a deal

On a deal's Dispo tab, select Find buyers at the top of the Buyer Sends section, next to Send to buyers. You can also reach it — and Find lenders — from the ⋮ menu next to Chat at the top of the deal. The dialog opens already searching using the deal's own state, zip, city, county, market, property type, and contract price — select Edit criteria to see or adjust what it searched on.

A deal's county and market count toward the match: a buyer whose box lists Polk County scores on a deal in Polk County even when their box has no zip codes, and a buyer whose box lists a metro scores on a deal set to that market.

Reading the results

Each result shows:

  • The buyer or lender's name, linking to their contact profile (or opening the company profile for a company-owned box).
  • A match strength — one to five filled dots, stronger for a closer match.
  • The reasons it matched, as small tags (for example "zip 33801," "single_family buyer").
  • How recently the box was verified.
  • For a buyer, their tier — or an Unverified badge if nobody has vetted them yet. Unverified buyers still match, so you can call them, but they never get a deal blast. Anyone marked Not a buyer is left out of the results. See Verifying buyers.
  • Their phone and email, each with a copy button.
  • When you searched from a deal, a Sent tag ("Sent 3d ago", "Sent just now") on any buyer this deal has already gone to, and an Interested or Passed tag on any buyer whose answer about this deal has been logged.

A Matched on strip above the results lists the criteria that were searched. If nothing comes back, the same criteria are listed there and in the empty state, which suggests loosening a filter.

Sending the deal to selected matches (buyers, from a deal)

When you open Find buyers from a deal, each result with an email on file gets a checkbox — check the ones you want to reach, or use Select all with email above the list. A result with no email on file shows a disabled checkbox instead ("No email on file"), so it's never accidentally skipped or included.

Once at least one is selected, a Send this deal to N selected button appears at the bottom of the dialog. It opens the same send dialog as Send to buyers: pick an email template, check the preview, and select Send. Each buyer gets their own email from your connected mailbox, paced over a few minutes, and the send shows up in the deal's Buyer Sends section.

This action isn't available for lender matches or when searching from the Contact Hub (with no specific deal to log the send against).

Deals that fit a buyer

Matching also works the other way. On a buyer's Buyer tab (a person's or a company's), the Deals that fit card lists your team's open deals that fit their buy box, best match first, with the reasons each one matched and the contract price. If the buyer has more than one active buy box, pick which one from the dropdown in the card's header. A deal priced outside the box's price range is never listed, and you only see deals you can open.

Each deal shows a Sent tag if this buyer already got it, an Interested or Passed tag once their answer about it is logged, and the status of any offer they've made on it. Select Send this deal to send it to just this buyer through the same send dialog (it reads Send again if they already got it) — once it's sent, the deal shows "Sent just now". Select Open deal to go to the deal.

The card shows "Add a buy box to see matching deals" until the buyer has an active buy box of their own, and "No open deals fit this box yet" when nothing matches. A person who only has a box through their company sees that company's matches on the company's Buyer tab. A buyer marked Not a buyer shows "Marked not a buyer" instead (select Undo in their verification checklist to match them again), and an archived buyer shows "Archived — restore to match deals" — the same buyers Find buyers leaves out.

Under it, the Responses card lists every deal this buyer answered, newest first — Interested, or Passed with the reason (for example "Passed — Price") and any note. Select a deal's address to open it on the Dispo tab. It shows "No responses logged yet" until someone logs one on a deal (see Understanding deal marketing sends).

Common issues

No results even though I know a buyer fits. Check their buy box's own criteria — a result only shows up when at least one of the criteria you searched on (state, zip, property type, price, and so on) matches something set on their box. A box with nothing filled in for the field you're searching on won't score against it. See Viewing a contact to check or update their buy box.
