An agent's Agent tab answers three things: which side of a deal they work, what they handle, and how good they are with your team. A brokerage's Brokerage tab rolls every one of its agents up, so you can tell whether a firm is good to work with.
There is one Agent type. Whether an agent was on the listing side or the buyer's side is recorded on each deal, so you don't need separate "listing agent" and "buyer's agent" types.
Agent details
The Agent details card sits at the top of the Agent tab. Until someone fills it in it says "No agent details yet" — if the agent is already on deals with you, it names the side those deals show them on. Select Add agent details to fill it in:
- Sides they work — Listing side, Buyer's side, or Both sides. Many agents work both; experienced agents often list only.
- Specialties — REO, Short Sale, Creative, Sub-To, Novation, Luxury, Distressed, Investor, Retail, and Land.
- Property types — the same list as a buy box (Single Family, Multi Family, Mobile Home, Land, Commercial, and so on).
- Price from and Price to — the price range they usually work, in whole dollars.
- State and License number — the state is two capital letters,
like
FL(what you type is capitalized for you). - Usual commission — a percent, up to two decimals, no more than 100%.
- Notes.
Select Save Agent Details. Edit details in the card's header changes them later. You need edit access to the Contact Hub to add or change agent details; with view-only access you can still see them.
Scorecard
The Scorecard card measures the agent from deals with your team. Its first line reads like "Listed 6 · buyer's agent on 3 · double-ended 1".
- Listing sides — deals where they were the Listing agent (purchase) or your Dispo Listing Agent on the sale.
- Buyer's sides — deals where they were Our agent (purchase) or the Buyer's Agent on a buyer contract.
- Double-ended — times they held both sides of the same transaction: they listed the property you bought and also represented you, or they listed your sale and also brought the buyer. Listing the house you bought and later bringing the buyer on your resale is two separate transactions, not a double end.
- Avg days to sell — on sales they listed for you: listing date to funded or closed date, averaged across closed listings.
- Sale-to-list — on those same closed listings: what it sold for as a percent of the listing price, averaged.
- Fall-throughs — deals where a buyer contract they were part of fell through.
The two averages say how many listings they're based on, or what they need ("Needs a closed listing with a list date") when there aren't any yet. An agent with no deals shows "No deals with this agent yet".
Deals done outside TED aren't counted — only deals your team worked in TED.
Brokerage
The Brokerage card shows the company the agent works at or owns that has the Brokerage type, with a link to its page. With none, it says "No brokerage yet" — select Add brokerage, pick the company (or type a new name to create it), and select Add Company. The company you pick gets the Brokerage type if it doesn't have it already.
Deals by side
At the bottom of the tab, the agent's deals are split into Listing side and Buyer's side. A double-ended deal shows in both.
Above them are the same Coverage and Reviews cards every type's tab has — see Viewing a contact.
A brokerage's Brokerage tab
Open a company with the Brokerage type and select its Brokerage tab:
- Broker — the company's main contact. Set it on the company's Overview → People card by turning on Main contact for the broker. With no main contact, the line tells you how to set one.
- Agents — the people linked to the company right now who carry the Agent type, each with how many listing and buyer's sides they've done with you. Ended relationships aren't counted.
- Totals for the whole office: Agents, Listing sides, Buyer's sides, and Double-ended (two agents from the same office on both sides of one transaction counts too).
- Listing side and Buyer's side — every deal the office's agents worked with you, naming which agent.
No agents linked yet? Link them on Overview → People and give each one the Agent type. For very large offices the tab reads the first 25 agents and says so.
Contacts → Agents
The Agent view in the Contact Hub has a Sides column. It shows the side set on the agent's details. For an agent nobody has filled in, it shows the side their deals with you show, in lighter text. Hover the value to see their counts — "Listed 2 · buyer's agent on 1 (from deals with us)".
Use the Sides filter next to the other filters to list only Listing, Buyer's, or Both agents. It matches the same value the column shows. The filter only appears on the Agent view, and switching to another view clears it. See Managing contacts for the other views and filters.
